After the tender of work regarding Dravyawati River has been handed over to Tata, discussions are happening as to how it would be commenced. The biggest challenge is to get the work completed in 3 years along with permissions and budget. It is a big question to decide about the funder of 1470 crore rupees Mega Project. The government has put this responsibility on JDA’s shoulders. At present, the financial condition of JDA is also not sound. JDA is itself disqualifying previous financial and government work order permissions. Loan application proposal would be sent to National Capital Region Development Board. According to JDC Shikhar Agarwal, “The proposal would be sent this month, for which government has agreed.” A meeting would be held on environment clearance issues and agreement on the Dravyawati River work order.
50 crores would be spent each month to clean the Dravyawati River.STP would be placed to clean the dirty water. According to JDC Shikhar Agarwal, “There would be rapid development in the work on Dravyawati River. Tata would work in an amount of 50 crores each month. Many teams will work simultaneously.These points would be mentioned in the agreement also so the work can be completed on time. Machinery would be set up to take out waste materials from the River. Also, STP plants would be set up in a place where garbage stops and stagnates. Detail designs of some structures would be presented before the work commences. Many big concrete plants would be set up.

Rs. 1470 crore approved to convert amina shah nala into Dravyawati River
The government has approved Rs. 1470 crore to convert Amina shah nala to its original form of Dravyawati river. The contract of this project had been given to Tata and Tata has estimated the completion of this project in 3 years. After getting an approval from the government, JDA will start the work in progress as soon as possible. The chief minister Smt. Vasundhara Raj could inaugurate the project this month. It is an interesting fact that when this project was put forward by JDA, Tata was the only company that was willing to take it up and submitted tenders.

Tata had submitted its work report, which estimated to Rs. 1522 Crore. This was then negotiations down to a budget of Rs. 1508 crore. The government then organized a committee to reduce the work rates even further. The committee consulted PD core wrote up an estimate of Rs. 1442 crore. This estimate was submitted to the government. Tata was not ready to execute this project for this amount. After several negotiations, this project was then finalized at Rs.1470 Crore.

building a footpath on Vishisht Marg in Nemi Sagar at Vaishali Nagar.
JDA is
building 5 feet wide footpaths on both sides of the road in Nemi Sagar colony
in Vaishali Nagar without removing encroachment. The residents of this colony
have created 15 feet ramps outside their houses and developed encroached
gardens. After the development of the footpath, the 60 ft wide Vishisht marg would remain only 20 feet in width.

Khatipura road to the Gurudwara at
Vaishali road. The local people would park their cars in front of the footpath
and this will create problems in commuting in Vishist mark. The residents have registered their complaints under the XEN
of JDA zone 7 but no solution has been provided.

Ambedkar Circle to Sodala Elevated Road Design Final
Elevated road design final from Ambedkar circle to Sodala
Elevated road design has been finalized from LIC office Ambedkar circle to Sodala. Under the guidance of JDC, a team of engineers was sent to Chennai. They have prepared the final report with the help of the concerned firm, NLT Infrastructure.
Now the tender process would be following shortly. The design has been inspired by JJ Flyover of Mumbai. The height of pillars would be around 8.5 feet. This would be higher than the Durgapura Flyover (7.5 feet). On other hand, the width of pillar on the road would be around 2.5 feet, which is less than the width of Durgapura Flyover (3.5 feet).
This would create more space for the vehicles and the space between two pillars would be around 30 meters.

Flat registry possible only after multistory full development according to High Court Decision
A builder had encroached 10 feet of road area in the multistory building in Sikar. The Government has to take action upon it.
High court has given orders to the builders to not go forward with registry of uncompleted multistory buildings. Also, they would have to show a certificate of completion of the building. Also, this would curb the unfair and illegal encroachments that have been happening amongst the builders. The high court has given orders to the deputy registrar to send this order copy to the ACS UDH. This final order was put forward after the appeal of Mr. Chirnajilal Pilania of Sikar.
The high court has also put forward a suggestion for people planning to buy property in any multistory building that they should that the map and blueprint of the developing building has been passed by the concerned authorities. This will help create awareness amongst public, as it is not possible for the government to stop all illegal constructions at a point of time.
Rajasthan High Court has given an order to the Sikar Parishad that they should take compound related decision in the illegal property matter in Sikar. If the builder is suffering from the order then he can appeal at DLB and the DLB needs to give a decision in 15 days. If the decision comes against the builder then the court needs to take action against the builder and send notifications o the builder and the flat owners and demolish the building as applicable. If the flat owners are suffering then they can put forward their view in the appeal.
This was the case –
According to Anoop Dhand, Dev developers of Sikar had taken g+3 permission from Sikar Parishad on the land bought by them. But the developer encroached the pathway too and built g+4 on the premises. The neighbor put his application against the builder at state government, jila collector and Nagar Parishad offices.
Parishad agreed that the development was illegal and gave notice to the builder to demolish it. But the building was not sealed. The developer took advantage of the situation and started selling the flats in the building. This matter was again sent to high court. The high court asked the report from Jila collector. Then it came forward in the picture that the developer even encroached the ten feet road area in the building premises. He didn’t even leave setback and built G+4 instead of G+3.
